Real-world asset (RWA) dApps bring off-chain assets onto a blockchain as tokens. The assets include U.S. Treasury bills, private credit, rental property, gold, uranium, insurance premiums and invoice financing. The idea is to let crypto holders earn returns that are tied to traditional markets rather than to crypto price moves, and to settle ownership and payouts onchain.
Most of these protocols work in the same basic way. An issuer or asset manager holds the underlying asset with a custodian, then mints tokens that represent a share of it or its income. Users deposit stablecoins or other crypto and receive a yield-bearing token. Revenue comes from management and performance fees, spreads on loans, and fees on minting or redemption. Examples include OnRe with reinsurance-backed ONyc, USD AI with GPU-backed loans, Lofty with fractional rental property on Algorand, and Meld Gold with tokenised gold and silver.
When comparing options, start with what backs the token and who holds it, then look at who can legally buy it, since KAIO, Anemoy Capital and Sygnum FIUSD Liquidity Fund target eligible investors. Check redemption terms and liquidity, fees, audit history, and TVL as a rough measure of adoption: OnRe, OpenTrade and R25 lead our list by TVL at the time of writing. Also consider which chain you want to use. Returns are not guaranteed, and legal claims on the underlying assets vary by issuer, so read the documents before depositing.

Frequently asked questions
What are real-world asset (RWA) dApps?
RWA dApps put claims on off-chain assets, such as Treasury bills, private credit, real estate, gold or insurance premiums, onto a blockchain as tokens. Holders get exposure to the underlying asset or its income without going through a traditional broker. What you actually own depends on the legal structure the issuer uses.
Where does the yield on RWA protocols come from?
Yield usually comes from the underlying assets, for example interest on Treasury bills, loan repayments, rent or invoice financing fees. The protocol or issuer passes most of that to token holders after fees. It is not created by token incentives alone, though some protocols add reward tokens on top.
Can anyone buy these tokens?
No. Many products, such as Anemoy Capital, KAIO and Sygnum FIUSD Liquidity Fund, are limited to accredited, institutional or otherwise eligible investors and require KYC. Others, like Lofty or Usual USD0, are open to a broader group, but eligibility rules can still depend on your country. Check the terms before depositing.
What are the main risks of RWA dApps?
Main risks include issuer or custodian failure, borrower default, weak legal claims on the asset, limited liquidity when you want to redeem, and smart contract bugs. Tokens may also trade below the value of the underlying asset. A fund backed by Treasuries is generally lower risk than one backed by single-borrower credit, but none are risk-free.
How do Sky RWA, Usual USD0 and tokenized Treasury funds differ?
Sky RWA is a collateral class inside the Sky protocol, so it matters mostly to people using USDS and sUSDS. Usual USD0 is a Treasury-backed stablecoin with its own token and revenue sharing. Anemoy Capital and Theo Network thBILL are tokenized funds or baskets that hold Treasury or similar assets. They differ in structure, access rules and fees.
Is RWA investing the same as crypto gambling?
No. Tokenized real estate, gold and Treasuries are financial products, not casino games. Some platforms may still be unavailable in your country, so check local rules. If a product involves any gambling element, you must be 18+ (21+ where required) and confirm online gambling is legal where you live.
