ActiveMortgageFi Review 2026: Crypto Mortgages Without Liquidations
MortgageFi is a small on-chain lending protocol that offers fixed-term, mortgage-style loans on Bitcoin and Ethereum with no price-based liquidations. The idea is distinctive, but the pools are small and the risk shifts to lenders.

Our verdict on MortgageFi
6.5/10MortgageFi suits experienced DeFi users who want a fixed-term, mortgage-style way to gain leveraged exposure to Bitcoin or Ethereum without liquidation risk, or lenders comfortable with that trade-off. Its main strength is the predictable structure of fixed terms and no margin calls. The main caveat is that lenders carry the risk of under-collateralized loans, pools are small and highly utilized, and fee details are not published. Review the audits and docs and start small.

What is MortgageFi?
MortgageFi is a non-custodial lending protocol that brings the mortgage model to crypto. Borrowers put down a deposit and gradually pay off a Bitcoin or Ethereum position over fixed terms of up to 30 years. There are no credit checks, no application forms and no price-based liquidations.
Live pools pair USDC with cbBTC on Base and with WETH on Ethereum mainnet. DefiLlama lists it under lending on Base and Arbitrum, with just under $1M in TVL and a listing date of November 2024. The homepage reports 450+ active mortgages.
The roadmap includes tokenized gold and later real-world assets such as real estate, treasuries and carbon. A peer-to-peer matching engine is planned for Q3 2026. The team says its contributors have shipped in DeFi since 2018 and co-founded a protocol that reached $1.5B+ TVL. It does not name individuals on the homepage.
How MortgageFi works
MortgageFi copies the structure of a home mortgage onto crypto assets. A borrower pays a down payment and receives a mortgage agreement on an asset such as cbBTC or WETH. A smart contract holds the asset while the borrower makes regular fixed payments over the term, up to 30 years. Repaying early releases the asset to the borrower's wallet.
The live product uses a pool model. Lenders deposit into a shared vault, and borrowers draw mortgages from it. Yield to lenders comes from the interest paid into the pool. Each vault is an independent pool, and the homepage lists a pool average utilization of 76%.
Because positions are not closed on price drops, there are no margin calls. If payments are missed, the protocol runs a structured resolution instead. A planned matching engine would add peer-to-peer mortgages on an on-chain order book, where lenders set their own terms.

Key features
01
On-chain mortgages
Borrowers make a down payment and receive a mortgage on a digital asset, with the asset held by a smart contract until the loan is repaid.
02
Fixed terms to 30 years
Terms run up to 30 years with fixed repayments, so the terms do not change during the loan.
03
No price liquidations
Loans are not closed by price moves or margin calls. Missed payments go through a structured resolution process instead.
04
Variable down payment
Borrowers choose the size of the down payment and so set their own leverage. Positions can be larger than the deposit.
05
Flexible repayments
Borrowers can pay any amount at any time, or exit early with an Early Repayment Fee that protects the lender.
06
Shared lending pools
Lenders deposit into independent vaults per market and earn interest from the pool. The homepage shows 450+ active mortgages.
07
Matching engine (planned)
A planned order book lets lenders and borrowers post and match orders on price, rate, down payment and early repayment fee, with partial fills blended across lenders. It is listed for Q3 2026.
Pros and cons
What we like
- Fixed-term mortgages of up to 30 years with predictable payments.
- No price-based liquidations or margin calls for borrowers.
- Non-custodial and open source, with the asset held by a smart contract.
- Flexible repayments, with early exit available for a stated fee.
- Two audits are listed on DefiLlama.
- Clear roadmap, including a peer-to-peer matching engine and tokenized assets.
Watch out for
- Pools are shown at 100% utilization, which can limit how easily lenders withdraw deposits.
- Under-collateralized positions mean lenders rely on the protocol's missed-payment resolution rather than price liquidations, and the homepage gives few details on it.
- TVL is under $1M, so liquidity is thin compared with major lending protocols.
- The peer-to-peer matching engine is not live yet, with a Q3 2026 target on the roadmap.
- Fee levels, including the Early Repayment Fee, are not stated on the homepage.
- Borrowers take leveraged exposure to Bitcoin or Ethereum, which carries market risk even without liquidations.
MortgageFi fees
MortgageFi does not publish a full fee schedule on its homepage. Lenders earn interest from the pool, and borrowers pay fixed interest on their mortgages. The rates vary by market and are shown inside the app.
Borrowers who exit early pay an Early Repayment Fee. Its size is not stated on the homepage, so check the market page and docs before opening a position. Normal network gas fees on Base or Ethereum also apply.
Is MortgageFi safe?
MortgageFi describes itself as open source and non-custodial, with collateral held in smart contracts rather than by a company. DefiLlama lists two audits, though the report names and scope are not given in its homepage. The team says it aims for a small contract surface area and limited external dependencies, which reduces some risks but does not remove smart-contract risk.
The main structural risk is on the lender side. Since positions can be under-collateralized and are not liquidated on price, lenders depend on the missed-payment resolution to recover value. Pools shown at 100% utilization can also delay withdrawals. The protocol has a small TVL, and the homepage does not name team members or state a regulatory status. Only deposit what you can afford to lose.
6 steps
How to get started with MortgageFi
- 1
Read the docs and the market page to understand the terms, the Early Repayment Fee and the missed-payment resolution process.
- 2
Connect a compatible wallet to the app and choose a network, such as Base for the cbBTC pool or Ethereum mainnet for the WETH pool.
- 3
Lenders pick a pool and deposit USDC. Check the current rate and utilization first.
- 4
Borrowers choose a market, set a down payment and review the term and repayment schedule before confirming.
- 5
Make fixed payments on schedule, or repay early to release the asset to your wallet.
- 6
Start with a small amount to confirm how deposits and repayments behave before committing more.
Who MortgageFi is for
MortgageFi is for DeFi-literate users who want to buy Bitcoin or Ethereum exposure with a down payment and a long repayment schedule, and for lenders who accept pool and counterparty risk in exchange for yield. It is a poor fit for beginners and for anyone who needs instant, guaranteed withdrawals.
MortgageFi FAQs
What is MortgageFi?
MortgageFi is a non-custodial lending protocol where borrowers pay a down payment and receive a mortgage on a digital asset, such as cbBTC or WETH, over a fixed term of up to 30 years. Lenders deposit into shared pools and earn interest from borrowers.
Does MortgageFi liquidate positions?
The protocol says there are no price-based liquidations and no margin calls, so a price drop alone does not close a loan. Missed payments instead trigger what it calls a structured resolution, and the exact mechanics are in its docs.
Which assets and networks does MortgageFi support?
The homepage lists live pools for USDC against cbBTC on Base and USDC against WETH on Ethereum mainnet. DefiLlama also tracks activity on Base and Arbitrum. Tokenized gold and other real-world assets are on the roadmap.
How do lenders earn on MortgageFi?
Lenders deposit into a shared vault, and yield comes from the interest that borrowers pay into the pool. Each vault is an independent pool, and the rate and terms vary by market.
Can I repay a MortgageFi mortgage early?
Yes. Borrowers can repay any amount at any time and exit early by paying an Early Repayment Fee. Repaying in full releases the asset from the smart contract to the borrower's wallet.
Is MortgageFi audited?
The protocol lists two audits on DefiLlama, and describes its design as having a small contract surface area. Audit reports should be read directly, and any DeFi protocol still carries smart-contract risk, especially a small one.
Does MortgageFi have a token?
DefiLlama lists no token for MortgageFi. The project runs a points program, and its terms, including season boundaries and claim deadlines, are published in its own materials. Read those terms before assuming any reward.
